We talk first. Then you upload.
We don't collect your contract and photo ID from a stranger on a web form. You tell us about your ownership, a reviewer talks with you, and if your file is one we can honestly help with, you get an approval code by email. That code opens document upload.
If we can't help, we say so on that call and no documents ever change hands. There is no charge for the conversation or the written assessment.
How upload access is earned
Four steps. Documents move at step four, not step one.
- 1
Tell us about the ownership
Short form. Resort, who's on the deed, what you've already tried. No documents.
- 2
Intake call with a reviewer
A person, 15–20 minutes. They tell you honestly whether this is a file we can help with.
- 3
Approval code emailed
If we take the file, you get a code like HTR-4K92XB tied to your email. If we don't, we tell you why.
- 4
Upload opens
Enter the code here and the secure upload area unlocks for your file only.
What you'll upload — after you're approved
Nothing on this list is needed before your intake call. PDF, JPG or PNG. If you only have paper, photograph each page — readable beats pretty.
- Purchase contract or deedRequired
- Most recent maintenance fee statementRequired
- Loan documents (if a balance is open)If you have it
- Resort or collector correspondenceIf you have it
- Photo ID for each owner on the deedRequired
The status stages
These are the only stages that exist. There is no secret internal queue you aren't shown.
- 1
Documents received
We confirm what's in and what's missing.
- 2
File review
A person reads your contract. Not a template.
- 3
Written assessment sent
Options, realistic outcomes, timeline and fee — in writing.
- 4
Engagement decision
You choose. No follow-up pressure calls.
- 5
Resolution work in progress
Every action logged with a date.
- 6
Outcome
Whatever it is, documented — including a 'no'.
Privacy, plainly
