Read these before you read anything good about us. If another company promises you the opposite of any of these, that is your warning sign.

No one can guarantee an exit

Any company that guarantees release, a timeline, or a credit outcome is selling you something they don't control. Resorts and lenders decide. We work the process; we don't own the answer.

It is not fast

Most files take months, not weeks. Deeded weeks, points programs, and loans that are still open all move at different speeds. We tell you our honest estimate for your specific contract before you sign anything.

Not everyone qualifies

If your situation is better served by the resort's own deed-back program, a resale, or simply doing nothing, we say that — and we don't take the file.

We do not provide legal advice and we do not represent you in court. Where a matter requires counsel, we say so and you retain your own.

How a file moves

Free file review

You send the contract, the maintenance fee statements, and any loan documents through the client portal. No payment at this step.

Written assessment

You get a written read on your options, the realistic range of outcomes, an estimated timeline, and the exact fee — in writing, before anything is signed.

You decide

Engage or don't. If you engage, every document, milestone and status update is visible in your portal so you never have to call to find out what's happening.

What we need to review your file

  • Any correspondence from the resort or a collector

We'll turn you away if you

  • Are better served by the resort's own deed-back program
  • Want a guaranteed exit date or a guaranteed refund
  • Need legal representation rather than a resolution service
  • Are being told by someone else that this is instant

How much does it cost?

Do you take payment before doing any work?

Will this hurt my credit?

It can, depending on your situation — especially if a loan is open or you stop paying maintenance fees. We will not tell you it's risk-free. Your assessment spells out the credit exposure we see in your file.

Can I just stop paying?

You can, and people do, and it frequently leads to collections and credit damage. That is not a strategy we recommend or sell.

What's the connection to the vacation offers?
